Why you should use an agency to sell your Spanish property

Why should I sell my house through an agency?

Selling a property is complicated and takes time. By advertising with an estate agent, the process will run a lot smoother and will be less stressful for you. You also get the benefit of their knowledge of the local market and expertise in selling.

Buying through Property Choice

Once you’ve found the property you wish to purchase, we here at Property Choice will guide you all the way through the process keeping you well informed throughout.

To secure the property and ensure that no one else will view it you will be asked to pay a holding deposit, this is usually 3.000€ – once this deposit has been paid and contracts have been signed the property will officially be taken off the market.

The current owner of the property will provide us with the deeds and we will make sure that everything is checked with the local registry to show that there are no debts being held again the house. This check will also show any mortgages or loans taken out against the property which the current owner will have to settle before the deeds are signed in your name.

Our contracts will show the way all payments must be made. After the initial 3.000€ deposit another 10% of the agreed asking price must be paid, the remaining amount will be paid on the day of signing the deeds at the notary. This day will be arranged and agreed between both parties. Don’t worry if you can’t come over yourself to sign the deeds, you can always give Power Of Attorney (POA) to someone you trust to go for you.

Anyone who buys a property in Spain is required to have a tax id number (NIE) which can either be obtained locally or at the main office in Alicante. Property Choice can help the buyer obtain this.

On the day of signing the deeds at the notary, the final checks at the Land Registry will be made to make sure there have been no new loans arranged on the property, once everything has been checked and all is in order both the buyer and seller sign the deed. The buyer is responsible for paying 10% transfer tax on the property and the Registry & Notary fees. The seller is responsible for paying the Plusvalia (tax on the increase in value of urban land [IIVTNU]). These payments must be made within a month of the signing of the deeds.
